Florida storm season puts more strain on a building’s electrical system than any other time of year. Between lightning strikes, utility surges, flooding, and days-long outages, the components that quietly do their job all year are suddenly the ones that fail. A short inspection before the season starts is far cheaper than an emergency call in the middle of it.
Here is what we recommend property owners across Tampa Bay check — and what genuinely needs a licensed electrician rather than a weekend afternoon.
Start at the panel
Your main service panel is where most storm-related problems either begin or get stopped. Open the panel door — not the cover — and look for the obvious warning signs:
- Rust or water staining anywhere inside the enclosure, particularly along the bottom edge
- Discoloration or scorching around individual breakers
- A burning or acrid smell, even a faint one
- Breakers that feel loose or that have tripped repeatedly this year
- Buzzing or crackling when the panel is under load
Any of these means stop and call an electrician. Corrosion inside a panel is especially common in coastal Pinellas and Hillsborough properties, and it is not something to monitor and revisit — salt air accelerates it quickly once it starts.
Know whether you actually have surge protection
Plug-in power strips protect whatever is plugged into them and nothing else. They do nothing for your air handler, well pump, oven, or the LED drivers in your recessed lighting — the equipment that is most expensive to replace after a nearby strike.
Whole-building surge protection installs at the service entrance and clamps the surge before it reaches your branch circuits. If you have one, check its status indicator: most units have an LED that changes or goes dark once the device has absorbed its rated energy. A surge protector that has already done its job once is not protecting you a second time, and plenty of them fail silently.
Test your GFCI and AFCI devices
Every GFCI receptacle has a test button, and it takes about ten seconds each. Press test, confirm the outlet goes dead, then press reset. If it will not trip, or will not reset, it needs replacing.
These matter more than people expect during storm season, because they protect exactly the wet and flood-prone locations that get exercised in heavy weather:
- Exterior receptacles and pool equipment
- Garages, sheds, and unfinished basements
- Kitchens, bathrooms, and laundry areas
- Any circuit within six feet of a sink
Plan the generator connection before you need it
The most dangerous thing we see after a storm is a portable generator backfed into a building through an extension cord and a dryer outlet. It energizes the utility line outside, which can kill the lineworker trying to restore your power, and it bypasses every protective device in your panel.
A properly installed transfer switch or interlock kit costs a fraction of what people assume and makes generator use safe and straightforward. It has to be installed by a licensed electrician and permitted, and it is not a job to take on during the week a storm is forecast — plan it in the off-season.
Look at what is outside
Walk the exterior and check the service mast and weatherhead for anything that has shifted, rusted, or pulled loose from the wall. Look for tree limbs growing toward the service drop. Confirm the meter enclosure is sealed and undamaged.
If the service drop itself — the wire running from the utility pole to your building — looks damaged or is sagging into vegetation, that is the utility’s equipment. Report it to them rather than approaching it.
When it is time to call someone
Some of the checklist above is genuinely a homeowner task. The rest is not. Call a licensed electrician if you find corrosion in the panel, if breakers trip without an obvious cause, if outlets or switch plates feel warm, if lights dim when large equipment starts, or if your building still has an older panel from a manufacturer with a known failure history.
For commercial and industrial properties, add a load study and an infrared scan of the switchgear to the list. Thermal imaging finds loose connections and developing faults while they are still cheap to correct, and it is the single most useful preventive step for a facility that cannot afford unplanned downtime.
